Frequently Asked Questions
Q. How do I get official information from the POA?
A. As information becomes available, the Board will post same on the "News"
page of this website. In addition, boardmembers may be contacted through our
feedback section.
B. You may also contact POA Board by mailing letter to address listed on
information page.
Q. How do I know when the POA is having a meeting?
A. Depending upon the type of meeting and purpose of the meeting (regular,
special or general membership), the POA will either mail out notices to every
member of record, or will post notice of the meetings on the "Calendar" page of
this website.
Q. How will the amount of the assessments be determined?
A. The Amended DOR provides the following:
"By February of each year, the POA will establish the amount of the annual
assessments for each lot for that year and will notify each lot owner of the
amount due. The annual assessment will be based upon expected ACTUAL cost
to provide for or contract for maintenance of roads, charges for the "honey
wagon", water and sewer systems, grounds, refuse collection, electrical power
and other services which the POA deems appropriate for the daily operation of
the park."
As such, the POA board is charged with the duty to exercise its best judgement
in securing the necessary services to operate the park, which would include
such items as power, water, sewer, refuse collection, etc. Necessary services
will be determined by majority vote of the board.
Optional services and major capital expenditures which would affect the amount
of assessments will be determined by a majority vote of the property owners
present at meetings, or present by proxy, called for the purpose of determining
optional services, unless an emergency arises which would require the board to
act expeditiously in order to protect the real estate, or the members, as is
required in carrying out their fiduciary duty to the members.
Financial reports will be available for inspection at any regularly scheduled POA
meeting. In addition, the POA will maintain itemized accountings, including
copies of invoices and receipts, in order to substantiate the expenditure of all
funds derived from assessments which will be available for copying and
inspection by any member upon reasonable notice, and payment of any
administrative costs for copying same.
